Austin is where most of our work is, and the housing here splits cleanly in two. Central neighborhoods — Hyde Park, Allandale, Travis Heights, Barton Hills, Crestview — are largely 1950s to 1970s ranch homes with the water heater in a garage or a hall closet, half-inch gas to it, and a B-vent through the roof. Those are conversions with real gas and venting work behind them, and they are the ones where an honest quote looks higher than the one-line estimate somebody gave over the phone.

South and southwest — Circle C, Shady Hollow, Southpark Meadows — and the Mueller redevelopment east of central are newer, with 3/4-inch gas already run and easy exterior walls. Those installs are straightforward and priced accordingly.

What matters in Austin specifically

  • Water: Austin Water treats surface water from the Colorado River at Lake Austin and Lake Travis. It is moderately hard — commonly around 8 to 12 grains per gallon — which is enough to scale a heat exchanger within a year or two if the unit is never flushed. Annual descaling is the right interval for most Austin homes.
  • Permits: the City of Austin requires a plumbing permit for a water heater replacement, and gas and venting work is inspected. We pull it under our license and meet the inspector. Development Services turnaround is usually quick for a residential replacement, and it does not delay your install.
  • Housing: the pre-1980 central stock is the reason gas line upsizing shows up in so many Austin quotes. It is also the stock where moving the heater out of a hall closet and onto a garage wall gets you usable space back.

Questions from Austin homeowners

Do you cover all of Austin?

Yes — central, north, south, east and southwest, plus the ETJ neighborhoods that carry an Austin address. If you are unsure, give us the cross streets when you call.

How quickly can you get to an Austin address?

No hot water calls usually get same-day or next-day service. Planned installs are typically scheduled within the week.

Is my central Austin house going to need a gas line upgrade?

If it was built before the 1990s, plan for the possibility. We measure the line and run the load calculation during the sizing visit and tell you before you commit to anything.
